Welcome!
 
The Lakes at Boca Raton, located west of US-441 and north of Yamato Road in Palm Beach County, is a community of beautifully designed homes surrounded by fourteen lakes.  It features two tree-lined boulevards for the enjoyment of our residents, whether walking, running, biking or skating, as well as a recreation complex.  Ours is a great family-friendly area, with highly rated elementary and secondary schools nearby.  Also nearby is South County Regional Park, with its ball fields, golf course, picnic pavilions, tennis courts, Canine Cove Dog Park, and Coconut Cove Water Park.  In addition, the west Boca Raton area is home to a vast selection of retail, entertainment, and recreational options.
 
Life at the Lakes at Boca Raton is a great combination of family fun and quiet relaxation. We are a vibrant and diverse community with residents of all ages and backgrounds. Join in the festivities of our family-friendly social events, enjoy quiet walks alongside our many beautiful lakes, or relax by the heated pool on a lazy Saturday.
 
 
Our Neighborhoods
 
A total of 561 single-family homes can be found in nine neighborhoods:  Amber Bay, Cape Sable, Cypress Bend, Harbour Lakes, Harbour Landing, Lacrosse, Pelican Cay, Port Cayman and Symphony.  Another 92 homes (villas or townhomes) are located in Woodstream, bringing the number of homes in our community to 653.
 
The homes in The Lakes at Boca Raton were built between the mid-1980’s and the mid-1990’s, by a variety of builders.
 
 
Our Common Area
 
Our Community Center is located at the northwest corner of Cain Boulevard and Lakes at Boca Raton Drive.  Inside a secured-access gate are three buildings, within which can be found the HOA Office, a Conference Room, the Fitness Center, bathrooms and showers.  The complex also features a Junior Olympic size swimming pool (heated in the winter), and a picnic pavilion poolside with four barbecue grills and six picnic tables; the grills and tables are available on a first-come, first-served basis.  In addition, there is a playground for children, as well as two full-sized basketball courts and four tennis courts.  Please review the information about access at these links: Security Card Agreement and Key Fob Agreement & Waiver.
 
Dog parks are available at the end of both Lakes at Boca Raton Boulevard and Lakes Edge Trail, and along with the boulevards themselves, these provide a wonderful way to exercise our canine companions.  We ask that everyone clean up after their pet for health and safety reasons, as required by both county ordinance and a rule in our Governing Documents.  For that reason, we provide Pet Waste Stations throughout the community.

HOA Management
 
The Lakes at Boca Raton Homeowners Association, Inc. is responsible for the common area maintenance, including the Community Center complex, community and neighborhood entrance monuments, fountains, and the extensive landscaping and irrigation systems.  Membership in the association is mandatory for homeowners, and all homeowners and renters must abide by the governing documents.  Owners provide funding in the form of a quarterly maintenance fee.
 
A seven-member Board of Directors, whose members are elected by owners for staggered two-year terms, governs The Lakes At Boca Raton.  A monthly Board meeting is held on the third Monday night of the month at 7:00 PM in the Conference Room at the Community Center.  All owners are welcome to attend.  A Homeowner Forum providing an opportunity for residents to address the Board is held prior to the start of the regular Board meeting.
 
The Governing Documents require an Architectural Control Committee and a Compliance Committee; others may be formed by the Board to address special needs from time to time.
 
The Architectural Control Committee reviews and approves proposed exterior changes to the 653 homes in the community, to ensure consistency with community standards and the Governing Documents.  Forms are available to initiate a request for approval. The committee meets on the second Wednesday of each month at 7:00 PM for review in the conference room at the community center.
 
The Compliance Committee enforces the Governing Documents, to which all owners agreed to abide when purchasing homes in The Lakes at Boca Raton. The committee meets on the second Thursday of each month at 6:30 PM for review in the conference room at the community center.
 
Owners in two of our neighborhoods also belong to a sub-association.  The Woodstream HOA provides various unique services to homes in Woodstream, while the Pelican Cay HOA does the same for its owners.  Each has a Board of Directors, documents, and maintenance fees. 
 
Symphony owns the streets within the neighborhood, the privacy wall separating the south side of Crescendo Circle from Yamato Road, and the playground.  For that reason, Symphony owners pay a quarterly maintenance fee to The Lakes at Boca Raton Homeowners Association, Inc., to enable it to pay for the maintenance of these features.
 
 
Management Company

The Board of Directors has contracted with GRS Management, Inc. to provide day-to-day management services for our community.  GRS provides an on-site property manager, who keeps office hours at the Community Center complex on weekdays, as well as a maintenance supervisor.  Additional information about the staff can be found at this link.
